The Purchase Agreement and Deposit
After negotiating terms, a formal purchase agreement is signed and your deposit is placed into a secure escrow account with a registered fiduciary or attorney. Terra Azul works only with trusted professionals to ensure your funds are protected and the timeline is clear.
We handle all paperwork and keep detailed written records of every agreement or amendment. You’ll always have copies and full transparency.
Title Research and Legal Review
A Costa Rican attorney will conduct a full title study and review the history of the property. This ensures the title is clean and free of liens, encumbrances, or restrictions that could affect future use or resale. We can recommend reputable bilingual legal experts to guide this process.
Property Inspections
Buyers typically have the right to perform a home inspection during the due diligence period. A licensed inspector can evaluate the structure, roof, plumbing, electric systems, and more. Based on findings, you may confirm the purchase as-is or renegotiate the price or terms.
Appraisals and Lending (If Needed)
If you are financing through a local or international lender, an appraisal will be required to confirm the property’s value. Your lender will coordinate this step and request any additional documents during the process. We’ll help ensure everything stays on track for a timely closing.
Holding Title in Costa Rica
You may choose to purchase the property as an individual, through a Costa Rican corporation, or via a trust. Each has legal and tax implications. We recommend consulting your attorney to determine the best structure based on your personal situation and long-term goals.
