Playa Flamingo
Known for its rare white-sand beach, the newly completed Marina Flamingo, and elevated ocean-view homes, Playa Flamingo is one of the most established luxury beach communities in Guanacaste. It offers a more refined coastal setting while still feeling relaxed and easy to live in.
The addition of Marina Flamingo has pushed demand even higher. As one of the only full-service marinas in the country, it has brought in yacht owners, sportfishing, and a higher-end buyer profile. As a result, real estate in Playa Flamingo has seen strong growth, especially in ocean-view and marina-front properties.
Most properties in the area are hillside homes, villas, and homesites designed to capture ocean views. Gated communities like Mar Vista, Flamingo Estates, and Altos de Flamingo are especially popular for their views, infrastructure, and long-term value.
From a pricing standpoint:
Ocean-view lots typically start around $500,000; mountain-view homes and villas begin around $600,000; and ocean-view homes generally start near $1M+, with luxury properties well above that depending on location and views.
