Discover Marina Flamingo, Costa Rica’s Newest Luxury Marina

A New Chapter For Flamingo
Marina Flamingo is the modern marina that this part of Costa Rica has been waiting for. Set between Playa Flamingo and Playa Potrero on the calm waters of Potrero Bay, it officially inaugurated Phase 1 in February 2023 after years of planning, environmental work and construction.
The original Flamingo Marina dates back to the 1970s. It operated for decades before closing in 2004. Plans for a completely new, world-class marina were approved in 2007. What you see today is a 50-million-dollar project that has brought that vision back to life in a much bigger and more sophisticated way.
Now, in late 2025, Marina Flamingo is fully operational, welcoming yachts, sportfishing boats and visitors from all over the world.
Marina Flamingo Today: Slips, Services and Scale
Marina Flamingo was designed as a full-service facility to international standards. Phase 1 delivered more than 34,000 square feet of built space and a modern basin with 90+ floating slips inside protected breakwaters, now home to 184 boat slips and floating docks.
Boaters will find everything they need onsite, including:
- Secure wet and dry slips with power, water, dock boxes and in-slip pump-out services
- A full marine fuel station for fast refueling
- Immigration and customs services at the marina, so international arrivals can clear in directly here
- Restrooms, showers and laundry facilities
- Multi-level parking and controlled access
- A nearby Coast Guard station and 24/7 security and emergency support
- VIP Marina Lounge
- Golf cart transportation
- Fish cleaning stations
Slips can accommodate boats up to about 40 meters (125 feet) in length, which puts Marina Flamingo into the top tier of marinas in Costa Rica.

Marina Village: Restaurants, Shops and Everyday Services
Phase 1 also launched Marina Flamingo Village, which has become a small waterfront neighborhood of its own. Here you find:
- Restaurants, cafés and cocktail spots
- A ship store and marine supply businesses
- Law firms and professional services
- Health and wellness, small boutiques and outdoor sports outfitters
Official marina information highlights a mix of dining and activity operators, along with brands like Café Britt and several tour and charter companies.
On top of that, Marina Flamingo now offers vacation rentals within the Village, including marina-view studios and ocean-facing apartments that can be booked directly through the official site.

Sustainability and the Ecological Blue Flag
From the beginning, Marina Flamingo’s developers have leaned heavily into environmental and social responsibility. The marina’s own sustainability information describes:
- Environmentally responsible construction and site management
- Monitoring of mangroves, estuaries and water quality in the bay
- Waste-management protocols, recycling and protection of coastal ecosystems
Because of this, the project has been awarded Costa Rica’s Ecological Blue Flag under the sustainable construction and coastal-marine categories.
Beyond the environmental piece, the marina has created close to 300 jobs and has helped drive new business for local restaurants, tour operators, shops and service providers in the Flamingo and Potrero area.

Where Exactly Is Marina Flamingo?
Marina Flamingo sits at the southern corner of Potrero Bay, between Playa Potrero and Playa Flamingo. Official positioning and directions place it just a few minutes’ walk to Flamingo Beach itself, one of Costa Rica’s most photographed white-sand beaches and a Blue Flag beach for cleanliness and environmental standards.
It serves the broader North Pacific region of Costa Rica, roughly from Playas del Coco and Papagayo in the north down through Tamarindo, Hacienda Pinilla and parts of the Nicoya Peninsula. Papagayo Marina is roughly 75 minutes north by road, while Los Sueños on the Central Pacific sits several hours to the south, so Flamingo naturally fills a strategic gap in between.

What This Means For Real Estate
The pattern around the world is pretty consistent. When a serious marina is built, nearby property values tend to trend up. That is exactly what happened here. According to earlier projections made when the marina broke ground, homes and condos in Flamingo and Playa Potrero were expected to rise roughly 20 to 30 percent as the project completed and stabilized, and the market has moved in that direction as demand increases. A few important points:
- The residential units directly associated with the marina itself are structured as rental accommodations, not individual titled sales, so people who want to own near the marina look to the surrounding communities instead.
- Nearby, there is a growing selection of condos and homes within walking distance or a short drive of the marina basin. These range from boutique projects like Flamingo Marina Tower and Marina Real to established complexes and ocean-view villas across the hillsides.
- A big differentiator for Flamingo is that much of its beachfront and hillside property is fully titled, which is not the case for many other coastal areas in Costa Rica where land is held under concession.
For buyers, this combination of marina infrastructure, titled property and limited walkable inventory around the bay is a key part of the investment story.

Life Around Marina Flamingo
Even before the marina, Flamingo and Potrero were known for being relaxed but upscale beach towns with good restaurants, easy swimming beaches and a strong international community. The marina adds another layer.
Living here now means:
- Quick access to sportfishing, sailing, diving and sunset cruises that all depart from the marina basin
- A growing list of restaurants and bars around Flamingo and the Marina Village, with local favorites like Surf Box, Hazel’s, Angelina’s, Amigos Tacos y Beer and more within a short radius
- A short drive to schools, medical services, supermarkets and the Liberia international airport, which makes the area workable not just as a vacation spot but as a full-time home base
Flamingo has evolved into one of Costa Rica’s most refined coastal communities, combining postcard-perfect beaches with high-end dining, international flair, and now a marina that truly completes the scene.
